"I install tile in Southern California, where terracotta is very popular, but what most people don’t realize is how absorbent it really is. If you apply sealer directly to untreated terracotta, the tile can absorb it unevenly and that’s when you start seeing blotchy finishes or areas that darken more than others.

Priming the surface first helps regulate how the tile absorbs liquids so the sealer can bond evenly. It makes a big difference in how consistent the finish looks and how well the tile holds up over time."
